Security includes gated access, trained personnel and CCTV around key points. Visitor and quiet-hours policies are communicated during onboarding to keep everyone safe and productive.

Internet options vary by phase and provider. Many students use personal MiFi/routers. Confirm current Wi-Fi availability with our team during booking.

Yes—select sites allow installment plans. Typical structure: 20–30% initial deposit, then monthly or quarterly spreads (3–12 months depending on the estate). Exact plans are shared with the offer letter for that location.

Standard pack includes a Receipt/Invoice, Deed of Assignment, Registered Survey (or Survey in process), Layout plan/allocation letter, and estate covenants where applicable. Title type differs by site—our team will state whether it’s C of O, R of O, customary consent, or in-process.

We encourage site inspections and independent checks. You can verify survey details with the Surveyor-General’s office and confirm title at the Lands Registry. We also provide beacons/coordinates and support due diligence.

Possible extras (estate-dependent): survey fee, deed preparation/registration, development levy, and allocation/utility fees. We provide a transparent fee sheet before payment.

After completing agreed payments and documentation, allocation is scheduled (often within 2–6 weeks, estate-specific). You’ll receive your plot beaconing and can take possession accordingly.

We consider joint ventures (land-for-equity), build-to-rent financing, and bulk hostel blocks. Share your proposal via email and our team will schedule a session to review scope, security, timelines, and returns.

Yields vary by location, room mix and occupancy. Student accommodations in strong university markets commonly target competitive cash yields; we share pro-formas and sensitivity analysis during due diligence.

Bank transfer is preferred for auditability. Official account details are provided on your invoice/offer letter only—always confirm with our team before sending funds.

Refunds follow the terms on your offer letter/tenancy. Administrative and processing fees may apply. For land, refunds are subject to the stage of processing (survey/deed) and any outstanding deductions.
